Apple Valley Real Estate Appraisals... a concern to all residents!

Recently, an Apple Valley family had an appraisal done on their home. After finishing the basement (which added roughly 1400 sq. ft. to the home), enlarging the deck, adding more hardwood floors to the main living space and numerous other upgrades, they were told the following by the appraiser:
  • Your home was over built for the area!
  • Recently built homes within Apple Valley are bringing down the values of existing homes on Red Apple Road, Apple Jack and Apple Seed Courts.
  • After all the upgrade,  the appraisal value was only $ 15,000 more than what was paid for the home two years ago!

The same scenario has been echoed by residents living on those same streets who are trying to sell their homes. They have been told the exact same thing by their real estate agents.

 
What is my point? I'll tell you!

For those of us who bought homes in Apple Valley a year ago or more, we were told by Kelly Thomas the following:

  1. The developer will NEVER allow "Life Style Homes" or similar to build here in Apple Valley.
  2. October Woods was a separate entity and Apple Valley would NEVER look like that!
  3. Most homes would be 3000 sq. ft. plus!
  4. Four sides of brick with minimal vinyl.
  5. Most homes would be $250,000 plus and many $290,000 plus!
  6. All homes would have security systems.
  7. All homes would have irrigation.

Based on those promises, many of us bought homes in good faith. Now we learn that the developers have the right to build 1,100 sq. ft. homes if they chose. (A fact that was never revealed to any of us during negotiations or closing! We see the quality of recently built homes (as do the appraisers and real estate agents)

Based those same promises, I would have to conclude that the homes currently being built, are UNDER BUILT!

Mind you, it is not my intent to degrade or demean anyone's home. I am merely stating the difference between what was told to us and what is reality today.

Here is a list of "Standard Features for ALL homes in the Apple Valley Community" taken from a hand out sheet (entitled "Just to name a few Standard Features") given to me by Kelly Thomas.

  2. Crawl Space Foundation
  3. Sod Yard & Irrigation Sprinkler System
  4. Pre-Wired for Network Wiring Throughout
  5. Smooth Top Range, Microwave, Dishwasher & Disposal
  6. Home Security System & Monitoring
  7. Ceramic Tile Flooring & Hardwood
  8. Rich Crown Mould & Chair Railing
  9. Smooth Ceilings and Custom Painting
  10. Deep Dish/Tray & Vaulted Ceilings
  11. Built-In Bookcase & Entertainment
  12. Vented Fireplace -Logs& Glass Front
  13. Men's Height Vanity / White Cabinets
  14. Mstr. Whirlpool w/ Separate Shower
  15. Quality Built Homes You Deserve.

Another sheet exists, entitled, "Standard Features" which lists all the standard features of all homes in Apple Valley. As soon as I find the complete list sheet, I will publish it as well.

With the resident population in Apple Valley reaching nearly 50%, the time to act is now. We must make an effort to bring the quality of any new homes being built up to the standards promised to us at time we purchased. If we don't we will pay for it later!
